About Role
This isn’t your typical project management role. It’s a blend of advisory, planning insight, and stakeholder coordination. Think of it as strategic consulting meets land development. You’ll work closely with clients from the first conversation through to final delivery, helping clients define what they want, understand what’s possible, and navigate the complexities of the development and consenting process and helping them unlock maximum value from their land.
You’ll be the go-to expert for subdivision strategy, site layout, and council consenting. Your mission? Help clients make smart, profitable decisions - and bring the right people in to execute.
This role blends consulting, project oversight, and commercial guidance in a way few roles do. You’ll work directly with clients to shape outcomes and ensure every piece of the puzzle, from planning to surveying to engineering, is aligned for success.

- Responding to new client inquiries and scoping project opportunities
- Conducting initial site visits to assess development options
- Preparing and presenting fee proposals
- Providing strategic advice on subdivision layouts, access, services, and feasibility
- Guiding clients through the consenting process
- Collaborating with internal planning, surveying, and engineering teams
- Preparing and lodging applications for survey plan approval and subdivision sign-off
- Managing project budgets and monthly invoicing
- Maintaining long-term client engagement from start to finish
About You
This role suits someone with a planning, surveying, or engineering background, and a working knowledge of district plans and local government processes. Prior experience with the Auckland Unitary Plan or Waikato District Plan is a strong advantage.
- Background in planning, surveying, or engineering
- A Planner with some technical knowledge would be ideal
- Strong understanding of Unitary Plans (specific Auckland and Waikato knowledge a bonus)
- Comfortable reading and applying district plans
- Able to identify and communicate commercial opportunities in land development
- Not afraid of a spreadsheet or a client presentation
- Keen to step into a strategic, solutions-focused role
